2018 – A Cautious Start
As January slides slowly into history we are still left wondering where property prices will go. We “London-centrics” have seen falls of up to 20% in the higher value parts of Prime Central London (PCL) and a fairly uniform 10% in all other parts. The heady days of 2015 are behind us as a result of tightening mortgage criteria, swingeing increases in stamp duty and all the pervading uncertainty of BREXIT.
The first-time buyer market is however experiencing a noticeable re-vitalisation but the £1.5 – £3 million price band remains in the doldrums. Areas such as Fulham, Wandsworth, Battersea, Hammersmith and Putney continue to show some resilience and there is an indication that people are looking further afield at areas such as Isleworth, Teddington, Croydon and Harrow where good transport links are seen as a trade-off for the downside of increased distance. We await developments in the market with interest.
At Price partnership we have added Matt Hillarby to the team and will later this year have an additional presence this time in West Sussex when Simon moves to the coast near the thriving and historic town of Chichester.
We are delighted to announce Hannah Moreland has joined the team at New Kings Road to provide adminstrative services for our party wall surveyors. Hannah’s talents have recently been under employment in retail, she will now have the opportunity to demonstrate the full extent of her orgainisational skills in assisting Steven, Joe and Jamal on their many and varied appointments under The Party Wall etc. Act 1996.

Simon will be on the lookout for sponsors again! This year’s challenge is the Prudential Ride London – Surrey 100. Yes that’s 100 miles! He is riding for Prostate Cancer UK. Do not attempt to drive in or around London on Sunday 30th July, it won’t be worth the aggravation but do watch the spectacle somewhere along the course.
Spring 2017 – “That Little Bit Further”
The London housing market continues to surprise; we hear tales of stagnation, price sensitivity and falling values but our recent experience is “business as usual.”
We’ve undertaken surveys for buyers ranging from “down-sizers” to first-time-buyers on properties ranging from 1 bed conversions flats to 7 or 8 bedroom family houses.
Our clients have shown their appreciation, particularly when we have drawn matters they had been unaware of to their attention. A particular example was a house in Camden where the effects of HS2 construction over the next 10 years had gone undisclosed by the agents. Another was a flat in Soho where the sound penetration nuisance factor caused a rapid re-think on the part of our client. It’s not always the physical condition of the building that represents the most useful information for the client. We pride ourselves on going that little but further !
At the Price Partnership we are sad to announce the departure of Colm Gaughan who is off to satisfy his wunderlust starting in Australia this May. We have enjoyed his company, our clients have appreciated his charm and the craic has been good!

Following a frenetic start to 2016 we have moved our London office from Fulham Palace Road to New Kings Road. We are now in Suite 107, 212 New Kings Road, part of the Fulham Green office complex, at the Putney Bridge end.
Our expanding work force was putting pressure on 415 Fulham Palace Road and it is with great excitement that we can announce our move to this attractive warehouse conversion where shortly Ocubis will have finished a fantastic business centre, complete with gym and café facilities. Our stylish first floor offices mean that we are all situated on one level and better equipped to serve our clients’ needs on a day-to-day basis.

Steven Vaughan has become an Associate Director of Price Partnership, having gained membership of the Faculty of Party Wall Surveyors in 2015 he continues to major in this discipline, from simple roof conversions to complicated basement projects, he is carving a niche for himself in this specialist field.
We also welcomed Fatima O’Jelad to the practice early in 2016, she is our Administrative Assistant helping smooth the path of our valued clients’ matters.
